Not having a pre-approval from your lender

Before you start even looking at properties, find out how much you qualify for and get a pre-approval letter from your lender. It can be quite disappointing to write an offer on a property that you dream about owning, to then find out that you cannot afford it.

Becoming infatuated with one property

You have put the offer in and feel you absolutely must have this home. When purchasing a property, you have to keep in mind, your offer may not get accepted. In fact, you might write several offers before one is accepted. It is best to go into the contract process, remembering that your offer might get turned down. If this happens, chin up and move on.

Maxing out your borrowing power

Just because your lender qualified you for a certain amount, doesn’t mean you have to spend that. Many first-time home buyers make this mistake. There will now be expenses that you will need to budget for, that were not there before. Things like insurance, property taxes, things breaking down can add up substantially. And since we never know what the future holds, it is always smart to be a little more conservative when purchasing.

If funds are limited or you are purchasing in a market where properties move quickly, it can be tempting to skip the home inspection.
